So, if you're considering putting your home on the market this season, here are my top tips for selling your home faster (and for a great price!) even when the weather gets chilly. Maximize Your Home’s Curb Appeal We all know that first impressions matter, and that goes double during the colder months. A well-maintained exterior tells potential buyers that your home has been cared for, even if the front yard is blanketed in snow. Clear the Snow & Ice: Make sure your driveway, sidewalks, and front steps are shoveled and salted to prevent slips and falls. A clean, safe entryway is crucial! Add Warmth with Seasonal Decor: Consider placing a tasteful wreath on your front door or adding a few potted evergreens to your porch. Keep it simple and welcoming without going overboard. Outdoor Lighting is Key: With daylight hours being shorter, well-placed lighting can brighten up your home and make it look inviting. Check that all outdoor lights are working and think about adding path lights or spotlights to showcase your home’s exterior. Create a Cozy & Inviting Atmosphere Inside When buyers step into your home from the cold, you want them to be enveloped in warmth and comfort. Creating a cozy atmosphere can make a big difference in how potential buyers feel about your space. Set the Thermostat Just Right: Keep your home warm but not stifling. Aim for a comfortable temperature that makes buyers want to linger a little longer. Staging for the Season: Think plush throw blankets on the sofa, fluffy rugs underfoot, and candles or a crackling fireplace if you have one. The holiday season is upon us. I was driving home one night, and my youngest daughter asked me to go the long way home. I asked her why and she said she wanted to see the lights! As we drove past the houses she was so excited to see them, and I thought if my daughter gets this happy seeing Christmas lights maybe your family would too. I enjoy heading out with my daughters in search of homes decorated for the Holiday Season in St. Albert. It's fun spending time with them and I enjoy seeing how much time and effort people put into decorating their homes for the Christmas season and making others happy. It’s also a great way to see new neighbourhoods that you may usually drive by. Make sure you dress warm, grab a hot chocolate, and head out on a holiday adventure with your family. Holiday Homes Locations: Akins Drive and Arlington Drive- There are a few homes decorated for you to enjoy. Make sure to get out of your vehicle. One of the homes plays music for you to enjoy while looking. 7 Patterson Crescent-make sure to set your radio to 88.9FM and get ready to be entertained. You can also park your vehicle and go and enjoy the show. It is amazing all the different shows they have put together. Woodlands Road- Has some homes across the street from Kinosayo school all decorated for the Christmas season. Elliot Place- St. Albert’s Canady Cane Lane. Make sure to park your vehicle and walk around to enjoy the homes you might even see Santa eating cookies. They take food items for the food bank. 6 Embassy Place- Set the radio to 107.5FM get comfy and enjoy the light show!! 13 Ellington Crescent- If your kids are crazy for the Grinch you might spot him there. You can also park your car and take a walk around the lake that’s there to enjoy the lights. Noble Park- Take a walk along the path and enjoy the lights. Help support SAIF. If you’re a homeowner in Edmonton or planning to become one, I’m going to be sharing an update on the latest market stats from March 2024 for single-family homes.. Make sure you read to the end so that you can take advantage of some hidden opportunities whether you’re thinking about buying or selling. High-Level Market Overview In March there were 1.27 months of supply available in Edmonton, which believe it or not, keeps things pretty firmly in a seller’s market.. What does that mean? Months of supply tells you how many months it would take for all of the homes currently on the market to sell, given the average sales volume. 4-6 months of inventory indicates a more balanced market, less than 4 months means there’s not a lot of inventory available which can drive price up. More than 6 months of supply means there are lots of homes available for buyers to choose which can drive prices down. Average Price The average price for a home in Edmonton is $491,011. That average price is up from $469,382 from this time last year, and up $5,134 from last month. As we head into the spring market we could see prices increasing. In January and February if a home was priced right we were seeing more multiple offers on these houses. As a buyer, you need to prepare yourself when in a seller's market when looking for a home you may end up in a bidding war with other buyers. List to Sale Price Ratio Moving along, the average list-to-sale price ratio was 99.3% in March. That simply means that homes were selling for 99.3% of list price. So just underasking. That’s up from 98.6% last month and up from 97.6% vs last year. It will be interesting to see how the spring market will affect the selling price for a home. Days on Market Now you might be wondering how long it’s taking to sell a home? it took 38 days to sell a home here in Edmonton. it is up from last month where it took 46 days on average, up from last year where it took 48 days. So just know that if you’re planning to sell your home it’s going to take a shorter time than it has in the past. Once again, time will tell if this is market-driven or just seasonally driven Interest Rates Ok if you’re thinking about buying real estate shortly, a 5-year fixed rate is 4.99% with less than 20% down. Make sure to contact your lender to discuss rate options that will work for you. Market Trends Insight In summary, when you look at March market stats, it lookslike things are going to stay in a seller's market as we are in the spring market.. What does this mean, buyers could be competing with other buyers and having to pay more than the list price for a home. Buyers may also see home sellers not being as flexible with items that may need to be fixed in the home, as other buyers competing to buy the home. As a seller, if your home is priced right and in good condition you may see multiple offers on your home and you may receive offers offering more than the list price. So the bottom line is that whether you’re buying or selling, your situation is unique and a general market update should be taken with a grain of salt. You might wonder if your family would blend. This image is far from the truth for fitting in. In Edmonton, our clothing choices mirror those found anywhere else, with the exception of winter. Cold weather in the wintertime It can get very cold here during the wintertime. It can get to -40 here. There will be days you will want to stay home and not go anywhere. My suggestion is to make sure to get your groceries and anything else you will need while there is a cold snap so you don't need to leave the house unless you need to. You will also need to purchase a few extension cords to pull in your vehicle. The reason I say a few is because you might drive away with one still plugged into your vehicle. It may have happened to me on a few occasions when I was leaving home in a rush or it was dark out and I forgot I unplugged it. Lively Community Edmonton is a city that always has something going on. Hosting more than 50 festivals and events annually and countless outdoor activities.
